PostcodeLens is an area-level data tool that aggregates publicly available datasets (flood risk, crime, house prices) at postcode level. It is intended to help buyers and renters understand area characteristics and is not a professional advisory service.

2. Data accuracy disclaimer

All data on PostcodeLens is area-level and indicative only. It must not be used as a substitute for, or relied upon in place of:

  • A professional flood risk assessment or drainage survey
  • A mortgage valuation or RICS survey
  • An insurance quote or underwriting assessment
  • Legal or financial advice of any kind

AEDatum Ltd makes no warranties, express or implied, about the accuracy, completeness, or fitness for purpose of any data on this site.

3. Limitation of liability

AEDatum Ltd is not liable for any loss, damage, or expense arising from reliance on data published on PostcodeLens. Users access and use data entirely at their own risk.

4. Affiliate disclosure

PostcodeLens includes links to third-party services (insurers, conveyancers, mortgage providers). We may receive a commission if you click these links and proceed to purchase. This commission does not affect the data we publish, our editorial independence, or the order in which results are shown.

5. Intellectual property

Underlying datasets (ONSPD, Environment Agency flood data, Land Registry price paid, police crime data) are Crown copyright and published under the Open Government Licence (OGL). PostcodeLens design, layout, and AI-generated summaries are copyright AEDatum Ltd.

6. Acceptable use

You must not:

  • Scrape, crawl, or systematically download data from PostcodeLens
  • Resell or redistribute PostcodeLens data
  • Circumvent rate limiting, authentication, or other technical controls
  • Use the site in any way that causes disruption to other users

7. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

8. Changes

We may update these terms from time to time. Continued use of PostcodeLens after any changes constitutes acceptance of the revised terms.
